The 3.79-hectare Royal Liver site, purchased through an independent valuation process, is part of the LDA’s private land acquisition initiative. Located next to the Luas Red Line and near the Grand Canal, at the junction of Naas Road and Kylemore Road, the site already has planning permission, with the first phase expected to provide at least 465 new homes.

The acquisition comes amid a slowdown in home completions, as the Central Statistics Office reported just over 30,000 new homes built last year - short of the Government’s 40,000 target. The Royal Liver site is a key part of the planned City Edge redevelopment and is near other LDA projects in Bluebell and Cherry Orchard Point, which are being developed in partnership with Dublin City Council.

LDA Chief Executive John Coleman highlighted the significance of the purchase, “This is another major development for the LDA as we continue to deliver the right type of housing in the right place. This site is superbly located in an area that can accommodate and benefit from more housing, new services, amenities, and ultimately new communities”, adding that, “We are excited to have closed this deal at a price that enables us to deliver well-served and much-needed cost rental apartments. We now look forward to getting construction underway.”

John Coleman also emphasised the LDA’s role in City Edge’s regeneration, stating, “We are working closely with Dublin City Council to kick-start new housing in the area”. He affirmed that the LDA will continue evaluating further land purchases if prices remain viable.
